Booking terms

Last updated: 2026-11-06

These terms apply to stays at The T Cottage. By sending a booking request you agree to them.

Requests and confirmed bookings

Sending a request on this website does not book the cottage. A request is an enquiry: the dates stay open to other guests until your 50% deposit is paid. Your booking is confirmed only when the host confirms it to you on WhatsApp (or in writing) after receiving the deposit.

The total shown on the website is an estimate based on the current rates. The final price is the one the host confirms to you.

Payment

No payment is taken on this website. After you agree your dates with the host on WhatsApp, you pay a 50% deposit to reserve them, and the balance at check-in. Your dates stay open to other guests until the deposit is paid. You can pay in cash or by M-Pesa, arranged directly with the host.

Cancellation

Agree your dates with Tony on WhatsApp, then pay a 50% deposit to reserve them. Your dates stay open to other guests until then. The balance is paid at check-in.

Free cancellation: you can cancel for a full refund of the deposit within 48 hours of your deposit being paid and your booking confirmed, as long as check-in is at least 7 days away.

After those 48 hours, or if you book less than 7 days before check-in, the deposit is not refundable. Refunds are arranged directly with the host on WhatsApp.

Check-in, check-out and guests

Check-in is from 14:00 and check-out is by 10:00. The T Cottage sleeps up to 6 guests (minimum stay 1 night). Rustic Studio Cabin sleeps up to 2 guests (minimum stay 1 night). Only the guests named in your booking may stay overnight.

House rules

  • No smoking inside the cottage or the cabin.
  • No parties or events.
  • Quiet hours from 22:00 to 07:00.
  • Please stay on the paths when walking through the tea and along the river.
  • Pets are allowed, as long as they remain under the owner's control and responsibility.

The host may end a stay without refund if house rules are seriously broken.

Damage

Guests are responsible for damage beyond normal wear and tear caused during their stay and agree to pay reasonable repair or replacement costs, which the host will explain and evidence.

Your safety and liability

The cottage is on a working tea farm. Please take care on paths, slopes and roads, supervise children at all times and follow any safety instructions from the host or farm staff. To the extent the law allows, the host is not liable for loss of or damage to guests' belongings, or for injury, unless caused by the host's negligence. Nothing in these terms limits rights you have under Kenyan consumer law.

Changes and contact

We may update these terms; the version shown when you made your request applies to your stay. Questions? Contact the host using the details at the bottom of this page.
